When I was looking for property to buy I was adamant about no properties with Homeowner Associations/Covenants! I would rather live with trashy neighbors with old cars up on blocks and junky RVs in the front yard than a bunch of tight ass neighbors who would have a say on how I live my life. If I want to have chickens or work on my truck nobody is going to be able to tell me I can't.
I finally bought property with the nearest neighbor a quarter mile away, and no Homeowners Associations. Nobody is going to tell me to get rid of my mouse barn, all my cats, my rooster, or anything else. I cannot really express how much I hate Homeowners Associations. The only thing one can do is don't buy property in those neighborhoods! I only lived in one of these controlled neighborhoods once about forty years ago, and these meddling busybodies wanted me to get rid of my banty chickens. I packed up my chickens and moved to the country. Problem solved.
