It might be a problem holding burrows if it's kept dry. Try adding some plain top soil to the mix. It really holds moisture and burrows well! I have a pair of monitors on it and it looks like little miners live with them!!
Good luck,
Tim

What could I get at home depot or a garden store that would make a good substrate?

And niether my monitors or myself liked the stuff, its recycled tree bark (probably has cedar in it, who knows). They wouldnt dig in it and one didnt lay her eggs in it, so I changed to stuff I dug , strained, and transported from a wooded area and most from a riverbed. They dug in it, it didnt stink or have little bugs like the stores dirt had.
