FR, soil question

What are the characteristics of a decent nesting soil for ackies, or monitors in general? About all I know is that it needs to breathe well. What other characteristics does a good nesting soil usually have, and where can I expect to find such a soil?

I have been using a topsoil and sand mix for a while now, and the ackies burrow somewhat well and I have recieved a clutch of mostly infertile and 3 presumed parthno eggs (the female went through all of the nesting procedures I've seen described). The only problem with the topsoil is, it is impossible to predict whether a bag of topsoil will be good or not. Sometimes it will be good and silty, and low in organic content. Or sometimes it will be highly organic and full of plant material, like a potting soil.

I guess I could get some good topsoil delivered in a mass load, but if I was going to go through that trouble, would there be a better option? Or a better thing to mix with topsoil than playsand, like some other form of decomposed rock? Thanks.

I once tough nesting was about the right soil, the right temps, the right moisture, this was before I got a female uromastyx to nest in a multitude of substrate, from dirt- dirt sand mix- sphagnum- peat- leaf litter- sawdust and gravel, and worst she nested at variable temps!
Now I know for sure that I don’t know anything.
But I do understand about support and options.
