Yorkie Tear Stains or Eye Boogie - HOW TO CLEAN?

Hi, I'm a new first time owner of a 3 month old female yorkie. She has alot of tears (I don't know of a correct term for this). It gets to the point where it starts to have an odor and I'm afraid of bacteria or something. Can anyone tell me the best way to clean it? I'm afraid of shampooing it and getting soap in her eyes, and she makes the biggest fuss if I try to soak it with a warm water cloth, which doesn't seem to do much anyway. I would really appreciate any help anyone can give!
