I have both my beardie tanks in the living room and I also have 2 cats & a dog. Mine all seem fine with it. The beardies watch the dog & cats and when they are out of their tanks they all get together for a little chat. Everyone gets along well. On that note I have to add that my cats have been with beardies for almost 7 years and have lived with a parrot (and not a nice one) before that so they seem to have respect for the little guys. I don't have the predator type cats at all so it would depend if your friends cat will torment the beardie or not.
