I was told that these products do not have molding properties, but it sure looks like mine is growing mold.

well mold can grow on just about anything if the conditions are right. my bed a beast has never molded and it has proven to me that it is one of the better substrates, but it Can mold.
how is your setup? what about your ventilation? moisture and lack of ventilation is the main cause of mold. i keep my bed a beast pretty moist, but under it i have a few inches of gravel for excess water to drain.
also what are you keeping on it?

I like this stuff because it doesn't mold even with poor ventilation or too much moisture. What does cause it to mold is if a cricket dies or defecates.
