Help! I think my leo is dying!

For the past week my gecko has been very inactive, hasn't been eating, and will constantly sleep. I haven't noticed much in the area of weight loss, but I recently (like last week) lost another gecko to the same conditions. There is looses, even flaking skin all over his body, and it seems to be hurting him to walk. We removed the curtains from my window and set his tank on my bed. He immediately got up, walked over to the nearest edge of the tank to the window, and lay down to resume sleeping. There are dark rings around his eyelids. I have no idea what's wrong, or how to help him.
