Seems like every time I have some of these guys in the classifieds, I get more questions than anything else I ever post. I usually end up answering each email with the info, since I was in the same boat not that long ago, but that just gets to be a bit much when people aren't interested in buying, just asking. I've even had people make a cash offer, then back out when they find out you just can't throw these guys on aspen with a water bowl. So, I just typed this up real quick for when this happens.
